The urban rental contract can be signed for a fixed-term or for an indefinite period, but it can be agreed that the fixed-term contract, after the first renewal, the rental has an indeterminate duration.
In the absence of the parties’ arrangement, the contract is concluded for a fixed-term, for a period of two years.
The term must be in a clause on the contract and can’t exceed 30 years, considered automatically reduced to the referred limit when it exceeds.
Regarding the rentals for non-housing purposes, the rules concerning the duration, complaint and opposition to the renewal of contracts are freely established by the parties, applying, in the absence of arrangement, the disposed regarding the rental for a house.
In the absence of arrangement, the contract is concluded for a fixed-term, for a period of five years, and the tenant can report it less than one year in advance.
What is the required format for the celebration of the rental contract?
The urban rental contract must be made in writing, regardless of the duration of the contract.
It should be presented "valid identity document", 'unless otherwise agreed', as stipulated in the final part of point a) no. 1 of Article 45 of the Convention implementing the Schengen Agreement (CISA).
